Glen Iris Pines Regulations and Guidelines

- Property owners are responsible for compliance with these regulations and guidelines by their family, guests, tenants, employees and agents.
- In many cases the Association or individual owners will hire people (caretakers, gardeners, maids, cooks, childcare workers, etc.) In all cases, employees are expected to comply with the rules and regulations of the subdivision.
- Employers will be responsible for the collection of any fines or assessments of damage incurred by their employees. In the event they are not able to collect, the employer will be held liable.
- Employers are not responsible for behavior undertaken by their employees that would be considered civil or criminal actions. Depending on the seriousness of the offense, the employer may choose to terminate the employee if there is cause to do so
- The property owner shall be responsible for any unpaid fine or assessment or any unsatisfied penalty levied against the user of his property, whether the user is the owner, a family member, a tenant, a guest, an employee, or an agent.
- The Association will not be held responsible for any accident or injury that might occur in the subdivision, or with any recreation activity or use of common facilities.
- Cost of damage to the property of the Association and/or other residents' property shall be charged to the responsible owner.
- Each property owner shall maintain his property in a clean and presentable condition.
- The cutting or removal of plant life in ecological preservation areas or in public areas is not permitted. Landowners are responsible for plant life on their property.
- Property owners are responsible for cutting down and/or removing dead or dying trees on their property that may endanger roadways or neighboring property.
- Small, supervised, domestic fires for cooking, must be contained in a fire retardant enclosure, and are the only type of fire allowed without a permit.
- Smoking is considered a fire hazard and is not permitted in ecological preservation or undesignated common areas. Smoking is permitted only in designated common areas and private lots. Please be careful.
- Any suspicious or unusual event should be reported firstly to the Police, and secondly to the Association Committee. This would include suspicious individuals, storm damage, injuries, serious illness, fire, medical emergency, criminal acts, storm, flood etc.
Garbage and Refuse Disposal. Republic Waste Services (877) 264-5544 Commerce Township Ordinance 62-06-36
- All garbage is to be removed in a way that promotes recycling and that ensures that the disposal areas (private and public) are kept clean (free from rodents and unpleasant smells) and presentable.
- Garbage will be prepared for collection in accordance with guidelines set out by the Association.
- Littering of any area within the community is prohibited. This includes littering of cigarette butts.
- Burning of garbage or any other combustible material outdoors is prohibited, except with a fire permit from the Commerce Township administrator and only during the rainy season.
- Recycling all materials that can be recycled will be. These include organic materials, glass, plastic, aluminum, paper and wood. Individuals may also wish to set up composting areas on their property.
- Composting areas will be set up according to established standards available from the Association, so as to minimize incorrect practices that may attract unwanted pests into the area.

- Glen Iris Pines is an environmental village, therefore the molesting, harming or removal of animals is prohibited (except as noted below).
- No animals that will upset the natural balance of the environment are to be introduced to the ecological preservation areas, public areas, underwater river system, or lake; such as exotic fish, tilapia, crocodiles, or imported animals that are not part of this eco system.
- Pets are permitted outside of the owner's property only if they are under control at all times, so as to be considerate of others and to prevent damage to others' property.
- Under control means that that the owner, by means of a leash, chain, or voice command, restrains the animal to the owner's immediate proximity, at all times, thus preventing the animal from trespassing upon property or annoying or chasing other persons, animals, or vehicles of any sort.
- Owners are responsible for cleaning up their animal's waste.
- Owners are responsible for any damage to either common or individuals' property by their animals. This will include, but is not limited to, damage resulting from harming people or animals (wild or domestic) and damaging plants.
- Excessive barking is considered a form of noise pollution, and owners must ensure barking is kept to a minimum.
- Animals that are found to be repeat offenders of any of the above regulations will be required to be restricted to their owner's property and kept on a leash when on common or private property.
- If this regulation is not carried out, or if the animal is considered dangerous, the owner must make arrangements to remove it from the community.
- Cats are known to be natural predators, and they are a high risk to the balance of the ecosystem. It is for this reason that they are only permitted in the community if the cat has been neutered or spayed and contained in a controlled environment at all times.
- There are local laws governing the keeping of certain birds which require licensing, these must be adhered to.
- Fish are not to be released into the river system or the lake.
- Large animals, such as horses, cows and ostriches, are restricted to enter only with permission from the Association.
- Commercial breeding of animals (such as dogs or farm animals) is restricted. Pens must be set back from the property line (see the township ordinance) and well maintained; animals must be well cared for with adequate water, food, and space to move.
- Except for household pests (including mice, mosquitoes, wasps, ants, millipedes, ticks, etc) all other wildlife is not to be destroyed.
- The removal of dangerous animals, such as racoons are permitted.
- Open bodies of water that may promote the breeding of mosquitoes should be eliminated or controlled so as to prevent insect propagation.
- Feeding wild animals food that is not part of their natural diet is discouraged as it is harmful to the animals. The trapping or tethering of animals in an attempt to domesticate them is also discouraged, and in some cases without adequate licensing, is prohibited by law.
Recreational Vehicles and Trailers Commerce Building (248) 960-7060 Commerce Township Ordinance 55-05-172
- No person shall live in any hut, partially constructed dwelling, or other shelter which has not been approved by the Appropriate Committee.
- No structure of a temporary character, such as a trailer, mobile home, shall be used on any lot at any time as a residence, either temporarily or permanently. The permanent use or storage of trailers is not permitted.
- The only exception would be during a twelve (12) month construction period, as approved by the Appropriate Committee. Trailers can be used as temporary accommodation for up to one year, but only during a period of construction.
- Any private or commercial activity that uses the common property or facilities of the Association must receive written permission from the Association to do so prior to the intended use.
- Recreational vehicles, boats and boat trailers shall not be permanently stored on any property. Exceptions to this may be granted where the lots are 1250 meters or larger and the presence of the vehicle does not infringe on the neighbors' enjoyment of their own property.

- Properties are not to be used to indefinitely store items that are not about to be readily used, such as construction materials, hobby items or collectibles. In addition, storage of items that are related to a person's business must be done in a manner which is not visually offensive and poses no safety hazards.
- Permanent covering of items or areas on the property must be done using natural materials that are aesthetically pleasing. Plastic Tarps or tarpaper are not permitted.
